Service & Pricing
How quotes, costs, and timing work.
How much does house cleaning cost in Gainesville, GA?
Most recurring cleans for a 2,000–2,500 sq ft home in Gainesville fall in the $140–$200 per-visit range; deep cleans run $300–$500 and move-in/out cleans $400–$700 depending on home condition. Pricing depends on home size, frequency, and scope. Quoted flat-rate after a brief walkthrough — no contracts, no first-clean upcharges.
How long does a typical cleaning visit take?
A recurring clean takes 2–4 hours for a typical 2,000–2,500 sq ft home with our 2-person team. Deep cleans run 4–6 hours; move-in/out cleans 4–8 hours depending on home condition. The estimate is locked at the walkthrough so there are no end-of-visit surprises on time or price.
How often should I schedule recurring cleaning?
Most Lake Lanier households fit one of three rhythms: weekly for busy families and pet owners, bi-weekly for dual-income couples (our most popular), and monthly for low-traffic homes or part-time residences. Try our cleaning frequency planner if you want a guided answer based on your home's specifics.
Does the price change visit to visit?
No — recurring service is flat-rate per visit, locked in after your initial walkthrough quote. The only time it changes is if you ask us to add scope (extra rooms, new pet, deep-clean items) and you'll see the revised quote before it takes effect.
How often should I get a deep clean?
Most homes benefit from a deep clean every 3–6 months — quarterly for high-traffic households or homes with pets, semi-annually for lighter use. If you have recurring service, the team rolls deep-clean items (oven interiors, behind appliances) into a quarterly cycle so you may not need a separate deep clean.
How long does a deep clean take?
Most deep cleans for an average-sized home take 4–8 hours depending on square footage, current condition, and scope. A 2,000 sq ft home in maintained condition runs ~4 hours with a 2-person team; a 3,500 sq ft home that hasn't had professional cleaning in a year can run 7–8.
What does a typical one-time cleaning cost?
Pricing is flat-rate based on home size, current condition, and scope you choose. We quote after a brief walkthrough (in person or via photos). One-time cleanings are typically priced higher per visit than recurring service because there's no schedule efficiency to amortize.
Is one-time cleaning ever cheaper than recurring?
Per visit, no — one-time tends to be 15–25% more than the recurring rate for the same scope, because there's no scheduling efficiency. Per year, recurring is dramatically cheaper because the home stays in maintenance condition and each visit is shorter.
What size office can you handle?
Small offices up to mid-size commercial spaces — typically 500 to 15,000 square feet. For very large facilities (50,000+ sq ft) we can scope on request, though our boutique model fits small-and-mid better than enterprise scale.
How long does post-construction cleaning take?
Single-room remodels (kitchen or bathroom) take 4–6 hours with our 2-person team using HEPA filtration. Whole-home gut renovations take 1–2 full days for our multi-pass approach — first pass removes bulk debris, second handles fine dust, third polishes finished surfaces. Always quoted per-project after a walkthrough of scope and current condition.
How quickly can you turnover a property between guests?
Standard turnovers for a 3-bedroom Lake Lanier rental: 2.5–3 hours with a 2-person team. Same-day turnovers (11 AM checkout to 4 PM check-in window) are routine with advance notice. Recurring hosts get priority scheduling so peak weekends are locked in.
Booking & Scheduling
How to book, reschedule, and prepare for our visit.
Can I book recurring service online?
Yes — request a free quote at lanierpristine.com or message us on WhatsApp at (678) 296-2926. We'll confirm your team, day, and arrival window.
Get a free quoteHow does scheduling work?
We offer flexible scheduling to fit your lifestyle or business. You can book one-time service or set up recurring cleanings — weekly, bi-weekly, or monthly — by phone, online, or through our contact form. We'll match you with a regular team and a time slot that works for you.
Do I need to sign a contract?
No — we don't require any contracts. You're free to book one-time service, set up recurring cleanings, or pause and cancel as your needs change. We earn your repeat business through quality, not paperwork.
What is your cancellation policy?
We understand schedules change. We simply ask for 24-hour notice if you need to cancel or reschedule. There are no long-term contracts — you can adjust or cancel your service at any time.
Do I need to be home during the cleaning?
No, many of our clients provide a key or garage code. All of our team members are fully background-checked, licensed, insured, and bonded, so you can trust us in your home even when you're away.
Can I switch between weekly and bi-weekly?
Yes — adjust any time with 24 hours' notice. No paperwork, no renegotiation. Many clients start bi-weekly, switch to weekly when a baby arrives or guests are coming through, then dial back.
What if I'm out of town for a visit?
Tell us at least 24 hours ahead and we'll skip that visit — no fee. If you'd like us to clean while you're away (key or code provided), we'll do that too. Your team is the same either way.
What if I need to reschedule a visit?
Easy — text or call us. We try to keep your team and day consistent, but we can move you to a different slot in the same week. Last-minute reschedules (less than 24 hours) we accommodate when we can; if we can't, we'll skip the visit at no charge.
How far in advance should I book a move clean?
Aim for 1–2 weeks ahead for standard requests; 3–4 weeks during peak move season (May–August) when calendars fill fast. Last-minute requests we accommodate when we can — call us and we'll tell you honestly.
Can you provide a receipt for my landlord?
Yes — itemized invoice or a one-page service summary, either via email or printable PDF. Just tell us during booking and we'll prepare it. Photo documentation of completed areas is also available on request.
Should I be there during the move cleaning?
Not necessary. Most clients hand off keys or a code. Empty-house access actually makes the clean faster and more thorough — no furniture in the way means we reach every baseboard and corner.
How far in advance do I need to book a one-time clean?
1–2 weeks is comfortable. Holiday weeks (Thanksgiving, Christmas, July 4th) fill 3–4 weeks out. Last-minute requests (24–48 hours) we accommodate when we have an opening — call us, we'll be honest about availability.
Do you clean during business hours or after hours?
Both. After-hours (evenings or early mornings before staff arrives) is most common for offices because it avoids disruption. Daytime works for small offices, retail with quiet hours, or shared workspaces. Tell us how your space operates and we'll propose a schedule.
Can you do daily office cleaning?
Yes — daily service is available for high-traffic offices, medical practices, and customer-facing retail. We schedule consistent crews so the same team is in your space every day; consistency matters more for daily work than for weekly.
When should I schedule post-construction cleaning?
After contractor sign-off, before you move back in (or before furniture arrives). For single-room renovations (kitchen, bathroom), schedule 24–48 hours after the contractor leaves. Whole-home renovations: plan 2–3 days for a thorough multi-pass.
Can you coordinate with our general contractor's schedule?
Yes — we work with both homeowners and contractors regularly. Tell us the contractor's sign-off date and we'll book the post-construction clean directly off that timeline. Contractors can also book us directly for builder-grade final cleans.
Do you take photos of the turnover for my records?
Yes — quick photo documentation of staged rooms is available on request. Useful for hosts who want a paper trail for guest disputes or insurance, or just like seeing the property between guests. We can email per turnover or batch weekly.
Will you work with my property management software or calendar?
Yes — share read access to your booking calendar (Airbnb, VRBO, Hospitable, Hostfully, Guesty, etc.) and we'll schedule turnovers proactively off your booking flow. No need to manually request each one.
Can you handle same-day turnovers during peak weekends?
Yes — we plan for Lake Lanier peak weekends (Memorial Day, July 4th, Labor Day) months ahead. Recurring hosts get priority scheduling on these dates. If your peak weekend isn't pre-booked, ask early — last-minute peak slots fill up.
Cleaning Service Details
What's included, products we use, and customization.
Do you use eco-friendly cleaning products?
Yes — we use eco-friendly cleaning supplies on every job, safe for kids, pets, and indoor air quality. We can accommodate fragrance-free or specialty product requests.
Will I have the same cleaning team every visit?
Yes — that's our boutique model. Unlike rotating-crew franchises, you'll have the same small dedicated team every visit, so they get to know your home, your preferences, and any pets.
Do you serve Lake Lanier vacation rentals and Airbnbs?
Yes — vacation rental turnover is one of our specialties. We provide same-day cleaning between guest stays across Lake Lanier — Buford, Cumming, Gainesville, Flowery Branch, and Dawsonville. Linens, restock, and photo-ready presentation included. Call (678) 296-2926 for turnover pricing.
Do you offer move-out cleaning that meets landlord requirements?
Yes — our move-out cleans meet typical landlord and property-management standards: inside cabinets, ovens, refrigerators, baseboards, and full bathroom detail. Available across Cumming, Gainesville, Buford, Flowery Branch, Braselton, and Hoschton.
Can I customize my cleaning service?
Absolutely. Every cleaning is tailored to your home or business. We can prioritize specific rooms, focus on high-traffic areas, handle specialty tasks like inside cabinets or refrigerator detail, or prep your home for events. Just let us know what matters most to you.
Are your services pet-friendly?
We love pets! Our team is comfortable working around dogs, cats, and other household pets. We use pet-safe, eco-friendly products, and we'll make sure your furry family members are comfortable during every visit.
Should I get a deep clean before or after recurring service starts?
Before. The deep clean resets the baseline, then recurring service maintains it — that sequence is faster, cheaper, and produces a better long-term result than starting recurring on an unresolved baseline.
How is a deep clean different from a regular cleaning?
Recurring covers visible-surface maintenance (counters, floors, bathrooms, basic dust). Deep cleans add the quarterly-cycle work: inside oven, behind appliances, grout lines, baseboards, blinds, window tracks, light fixtures. It takes 2–3× longer and reaches surfaces a regular visit doesn't.
Will you move furniture during a deep clean?
Yes — for accessible-weight pieces (sofas, end tables, dining chairs) we move them, clean underneath, and put them back. We don't move heavy items like pianos, large dressers, or built-ins without your help. Mention anything you'd like cleaned behind during the walkthrough.
Can I get a deep clean of just one area (kitchen, bathrooms)?
Yes — targeted deep cleans are common. Most popular: kitchen-only deep clean (oven, fridge, cabinets, grout) or bathrooms-only (grout, hard water deposits, behind toilets, exhaust fans). Quoted separately by area.
Do you handle outdoor or patio cleaning during a deep clean?
Limited scope. We can sweep decks/patios, wipe outdoor furniture, and clean exterior glass within reach. We don't handle pressure washing, deck staining, or extensive outdoor work — for those, a specialty outdoor service is the right fit.
What's the difference between move-in and move-out cleaning?
Same checklist, different angle. Move-out cleaning is graded against landlord-inspection standards — every surface a property manager checks, with focus on deposit-recovery areas like ovens, baseboards, and grout. Move-in cleaning applies that same depth to the home you're entering, so you don't unpack into someone else's dust, hair, or kitchen residue.
Do you clean inside the refrigerator and oven?
Yes — both are standard on every move-in/move-out clean. Refrigerator (shelves, drawers, walls, gaskets) and oven (racks, walls, door glass) are two of the highest-impact items landlords check.
What if there's damage that needs repair, not cleaning?
We'll flag it during the walkthrough and exclude it from scope. We don't do repair work (drywall patches, paint touch-ups, fixture replacement). For damage, ask your landlord or a handyman; for cleaning, we've got it.
What's the difference between a one-time clean and a deep clean?
A one-time clean is a single recurring-grade visit — typical maintenance scope, single occasion. A deep clean adds the quarterly-cycle items (inside oven, behind appliances, grout, baseboards) and takes 2–3× longer. Choose one-time for a pre-event refresh; choose deep clean for a buildup reset.
Can I get the same team again if I book another one-time later?
We try to. The team that cleaned your home this time is matched in our system, and when we have availability we'll send the same crew. If they're booked, we send a trained team briefed on your home's notes from the first visit.
Do you offer pre-event or post-party cleaning?
Yes — these are some of our most-requested one-time bookings. Pre-event: full guest-facing surface clean (living, dining, kitchen, guest bath). Post-party: kitchen reset, bathrooms, floors, trash. Quoted per event scope.
Can you focus on specific rooms instead of the whole house?
Yes. Targeted scope is fine — kitchen + bathrooms is our most-popular partial-home request. Tell us what matters most and we'll quote that scope at a lower flat rate than full-home.
Will I get the same checklist as recurring clients?
Yes — the same checklist, the same team, the same products. The only thing different about a one-time clean is the frequency: one visit instead of an ongoing rhythm.
Do you provide supplies, or do we?
We bring all cleaning supplies, equipment, and consumables (microfibers, mop heads, eco-friendly cleaners). Restroom restocking (soap, paper towels, toilet paper) is typically client-supplied since you know which brands fit your space — we can also handle ordering if you prefer.
Can you handle medical office, salon, or restaurant cleaning?
Medical and dental offices: yes, with HIPAA-aware protocols. Salons: yes. Restaurants: front-of-house yes (dining areas, restrooms, entry); kitchen/back-of-house we don't service — specialty kitchen cleaners are a better fit for grease-line work.
Do you clean shared restrooms or common areas in mixed-use buildings?
Yes — common areas, restrooms, lobbies, elevators, and hallways in mixed-use buildings are routine work. We coordinate with property management on access and any specific protocols (badge requirements, after-hours-only access, etc.).
What's the difference between office cleaning and janitorial services?
In practice, the terms overlap. Janitorial usually means recurring maintenance (daily/weekly trash, restrooms, floors). Office cleaning covers janitorial PLUS periodic deeper work (carpet care, window washing, post-event cleanup). We offer both — same team, scoped to your needs.
Do I need post-construction cleaning for a small remodel?
Depends on dust. A new floor install without wall work — a regular deep clean handles it. Anything involving drywall (new walls, repairs, ceiling work), painting, or cabinetry produces fine particulate that requires HEPA equipment to actually remove. Err on the side of post-construction for any drywall-involving work.
What's the difference between post-construction and a deep clean?
Post-construction cleaning targets fine particulate — drywall dust, paint overspray, adhesive residue — using HEPA filtration and specialty solvents in a multi-pass workflow. Deep cleaning targets accumulated grime and surface buildup with standard equipment. Different scope, different technique. A regular deep clean will miss most of what post-construction is designed to handle.
Do you handle outdoor construction debris too?
Limited — we sweep entryways, wipe exterior glass, and clean any tracked-in debris. Bulk construction-waste removal (drywall scraps, packaging, lumber) is the contractor's responsibility, and a dumpster rental handles the rest.
Do you handle linen washing on-site or off-site?
On-site when your property has a washer/dryer (most common). We strip, wash, dry, and re-make beds within the turnover window. Off-site rotation via a commercial linen service is also an option if you'd rather not run laundry through your unit — we coordinate either way.
What happens if guests leave the property in unusually bad condition?
We report unusual damage or excessive mess to you within a few hours of starting the turnover, with photos, so you can file a Resolution Center claim with Airbnb or VRBO (both platforms allow 14 days). If the turnover exceeds standard scope, we'll discuss a fair surcharge with you before applying it.
Can you restock toiletries and supplies during turnover?
Yes — restocking is standard. We track inventory per visit and refill paper goods, soap, shampoo, dish supplies, coffee, and welcome items from your provided stock. We'll flag low inventory before you run out.

Learn more about our guaranteeDo you speak Spanish or Portuguese?
Sim, falamos português. Our team serves clients in both English and Portuguese.
Are you the same company as All Seasons Cleaning Services?
Yes — Lanier Pristine is the rebrand of All Seasons Cleaning Services. Same team, same Mara-led service, new name and refreshed standards. Many of our older reviews still reference the original brand.
Which areas does Lanier Pristine serve?
We proudly serve Gainesville, Buford, Cumming, Dawsonville, Dahlonega, Winder, Flowery Branch, Sugar Hill, and surrounding North Georgia communities along the Lake Lanier region.
See all service areasWhat safety and cleanliness standards do you follow?
Our team follows industry-best sanitation practices and professional safety standards. Every team member is background-checked, trained on our cleaning protocols, and respectful of your space and privacy. We use sealed, color-coded cleaning supplies to prevent cross-contamination between bathroom and kitchen surfaces.
Do you protect my personal information?
Yes — we take privacy seriously. Any personal information you share for booking or communication is stored securely and used only to fulfill services or communicate with you. We never sell or share your data with third parties.
Read our Privacy PolicyDo you guarantee my landlord will pass the inspection?
No service can promise that — every landlord inspects differently. What we can promise is the cleaning standard that consistently produces deposit returns for our clients: every surface property managers actually check, photographed on request, with a 24-hour return re-clean if anything falls short.
How do you handle keys and access codes?
Keys are stored in a locked safe at our office, accessed only by the assigned crew lead and Mara. Access codes are stored in an encrypted password manager. For high-security spaces, we use a signed key-handoff log per visit.
What if there's still dust the day after?
Drywall dust settles over 24–48 hours after the initial clean — some re-settling is normal even after a perfect job. If it's more than light haze, contact us within 24 hours and we'll return for a touch-up pass at no charge under our guarantee.
Do you use HEPA-filtered vacuums?
Yes — HEPA filtration is mandatory for post-construction work. A standard vacuum without HEPA will pass drywall dust through the filter and redistribute it into the air. We bring HEPA vacuums, sealed extraction units, and damp-microfiber technique to every post-construction job.
Will the cleaning damage new finishes (paint, hardwood, etc.)?
No — we use finish-specific products and technique. Soft microfiber on freshly painted walls (no chemicals near uncured paint), pH-neutral cleaners on hardwood, manufacturer-approved products on quartz/granite. If there's a finish you're concerned about, tell us during walkthrough.
How do you handle damage you find between guests?
We document any damage with photos within hours of arrival and send them to you via text or email. We don't repair — outside scope — but we report fast enough that you can file an Airbnb or Vrbo claim within the 14-day window. Minor issues we note; major damage we call about directly.
